Tri Pointe bought 60.4 acres in New Riverside's final phase for 76 gated homes. Site work was set for September, home building for late 2027, sales for 2028.

Tri Pointe Homes has bought 60.4 acres in the final phase of New Riverside, the 3,600-acre planned community off New Riverside Road. The national homebuilder plans 76 single-family homes behind a gated entry.

The company announced the purchase in a news release on Sept. 24. It did not say what it paid or who sold the land.

The site sits near the entrance to Palmetto Bluff, the release says. New Riverside Village, with its stores, services and restaurants, is about a mile away.

What Tri Pointe plans

The home designs are still being drawn and could change, the company said. The release describes:

  • 76 single-family homesites on 60.4 acres
  • homes of up to 3,600 square feet
  • two-car and three-car garage options
  • a gated entrance
  • trails through the neighborhood that connect to New Riverside Barn Park

When it happens

  • September 2026: site development was set to begin
  • Late 2027: home construction begins
  • 2028: sales open

Robert Norton, president of the company’s Coastal Carolinas division, called the land “one of the last new home opportunities in Bluffton.”

“This acquisition is an important milestone for our division,” Norton said in the release.

This is not the company’s first Bluffton land deal. In May 2025, Tri Pointe announced two planned purchases for its Coastal Carolinas division, which it launched in 2024. One was a site for single-family homes near the Promenade in downtown Bluffton. The other was for townhomes about six miles from downtown Beaufort.

What it means for you

No homes are for sale yet, and the company has not published prices. Sales are not expected until 2028.
